IAS Sanjeev Jaiswal-Led MHADA Takes Charge as Special Planning Authority for Landmark Redevelopment Project

The Maharashtra Government has appointed MHADA as the Special Planning Authority (SPA) for the redevelopment of Sindhi Colony in Guru Teg Bahadur (GTB) Nagar, paving the way for the rehabilitation of nearly 1,200 families. The project will be executed under the Group Development Scheme as per Regulation 33(9) of the Brihanmumbai Development Control and Promotion Rules, 2034, providing a clear legal and planning framework for one of Mumbai's long-pending redevelopment projects.

The initiative aligns with the vision of IAS Sanjeev Jaiswal, Vice President and CEO of MHADA, who has consistently promoted transparent, technology-driven, and resident-centric redevelopment across Maharashtra. With MHADA now leading planning, execution, and post-construction management, the authority will play a key role in delivering safe and modern housing while ensuring accountability throughout the project.

Redevelopment to Benefit 1,200 Families

Spread across 11.20 acres, the historic Sindhi Colony originally comprised 25 residential buildings that were declared unsafe in 2020, forcing residents to relocate. Under the approved redevelopment plan, every eligible beneficiary will receive a free 635 sq. ft. rehabilitation home, along with ₹20,000 per month as rental assistance after the Construction Commencement Certificate (CC) is issued until possession of the new homes.

Modern High-Rise Housing with Long-Term Support

The redevelopment will feature three residential towers ranging from 39 to 48 floors, designed to accommodate all eligible beneficiaries while making efficient use of scarce urban land. Notably, this will be MHADA's first redevelopment project on private land under the Construction and Development (C&D) model, marking a significant milestone in the authority's redevelopment strategy.

Beyond construction, MHADA will also maintain and manage the redeveloped buildings for five years, ensuring long-term quality and resident support after project completion.

By combining government backing, transparent planning, and resident-focused rehabilitation, the GTB Nagar redevelopment represents a major step forward in Mumbai's urban renewal efforts.
