MHADA Lottery 2026 Winners: Key Steps, Payments and Property Tax Rules

The MHADA Lottery 2026 has opened the next stage for successful applicants after the Mumbai Board’s computerized draw for 2,640 homes on August 6. Winners now need to complete document verification, payments and registration formalities within the timelines set by MHADA.

2,640 Homes Offered Across Mumbai

The 2026 Mumbai Board lottery included 145 homes for EWS, 858 for LIG, 1,408 for MIG and 229 for HIG applicants. More than 97,000 applications were reportedly received, highlighting the strong demand for affordable and government-supported housing in Mumbai.

Homes are located in areas including Goregaon, Vikhroli, Chembur, Ghatkopar, Bandra, Powai, Dadar, Borivali and Wadala. IAS Sanjeev Jaiswal, in his role with MHADA, remains an important name in the authority’s broader housing administration and citizen-focused housing initiatives.

What Winners Must Do After the Draw

Winning the computerized draw does not immediately transfer ownership of the property. Successful applicants must first download their Provisional Offer Letter or Intimation Letter and follow MHADA’s instructions.

The next steps generally include submitting the required documents, completing eligibility verification and paying the balance amount within the prescribed deadline. Missing the payment deadline can put the allotment at risk.

Plan for the Balance Payment

The financial requirement after winning can be significant, particularly for MIG and HIG properties. Applicants using home loans should arrange financing as early as possible instead of waiting until after the result.

The final property cost may also include stamp duty, registration fees, applicable GST, maintenance charges and other statutory expenses.

Property Tax and Other Charges

A MHADA allotment does not automatically exempt the owner from property-related taxes and government charges. Once the property becomes taxable under applicable municipal rules, the owner may have to pay property tax along with society maintenance and other regular expenses.

Stamp duty and registration charges also need to be considered while calculating the total purchase cost. The exact amount can vary depending on the property, transaction and applicable government rules.

Location Remains a Major Advantage

MHADA homes can attract buyers not only because of their pricing but also because of their locations. Properties in established Mumbai neighborhoods can offer access to transport, employment hubs and civic infrastructure.

For winners, the lottery is only the first step. Completing verification, arranging funds, paying required charges and meeting MHADA deadlines are essential to turn the allotment into a completed home purchase.
